The historic campus of St. Charles Borromeo Seminary will become a community resource with open spaces, amenities, housing, senior living and healthcare services on site. 

Main Line Health, a premier provider of health care in the Philadelphia region, purchased the property from the Catholic Archdiocese of Philadelphia in 2019. Our proposed plans will transform the 72-acre property into a Health and Wellness Village in phases. 

Main Line Health recognizes that the future of health care is transformative and technologically advanced. New space provides new opportunities for the future of medicine. We believe the Health and Wellness Village concept is best suited to provide Lower Merion and the surrounding region with exceptional care, promoting longer, healthier lives for decades to come.

Preserving History

Much of what makes the St. Charles campus unique is its historic character and views. Main Line Health is committed to preserving the iconic architecture and views of the campus from Wynnewood Road. The health and wellness village concept plan is guided by principles centering on healthy living for future generations, while protecting the historic character of the property. Fostering Community

For decades St. Charles has been a closed campus, accessible only to students, staff and invited visitors to the seminary. Main Line Health wants the community to have access to this beautiful resource. The renowned and historic St. Charles Seminary Campus buildings will be preserved while adaptively transitioning the property into a Health and Wellness Village nestled to help serve the health needs of the Lower Merion community.

Proposed plans include enhanced pedestrian connection throughout the entire campus and to the Overbrook train station, to help promote walking and mass transit use. 

This Health and Wellness Village goes beyond physical wellness — it extends into multiple dimensions of wellness to create a community committed to holistic wellbeing. Housing paired with integrative health and well-being programs along with active lifestyle activities can allow members of the community to age in place and stay well connected.

Sustainable Stewardship

Core to the development of this space is the long-term sustainability and viability of the location. That includes best-in-class practices to rehabilitate, upgrade, and repurpose existing buildings. It will serve as a model for land use and land protection, water management and efficiency, energy conservation and building resiliency. 

Main Line Health recognizes the value of this natural beauty and plans to preserve as much of it as possible. In fact, 70% of the existing green space is slated to remain undeveloped.
