Main Line Health’s goal since the property was acquired has been to study the Lower Merion Township Comprehensive Master Plan and the demographics of the community to determine how any new development can best serve the community while also supporting the growth of Lankeanu Medical Center. Main Line Health understands and appreciates that any new development on this campus is a big change, and we have given a lot of thought to how wellness and healthy living can be the foundation of the plan.

In June 2024, we held virtual community meetings to share updates on our proposed plan. These meetings reflected our commitment to listening to the community, addressing your concerns and adapting our plans to better meet your needs. Density Reduction
Since the original plan was proposed to the community in May 2022, the following changes have been made accounting for a reduction in 550,000 gross square ft. of density to the plan.

Accessibility Improvements and Traffic
Vehicular access to the site off Wynnewood Road has changed based on community feedback. Access to the campus off Wynnewood Road has been reduced and will now only allow for residents of the existing Upper and Lower Campus buildings to enter via keyed access. In addition, the original plan included an ingress and egress on Wynnewood Road in the northwest corner. this access will now be limited to ingress only for police, fire, and EMS only. Main Line Health will work with the community and the township on other traffic deterrents and calming measures as needed.
Parking Enhancements
Below building structured parking garages will be the primary parking. These will be concentrated near Lancaster Avenue, utilizing the natural slope of the property.
Phased Construction Approach
The original concept plan contemplated constructing the site in four phases over a period of 10 to 15 years. Based on community feedback, along with the reduction in planned construction, the adaptive reuse and new construction would be completed in two phases. The first phase is estimated to break ground in 2026. This phase aims to bring the majority of the campus to life by 2028. The second phase, construction of an 80-unit condominium, will begin design after the completion of phase one pending market conditions.
